Who wouldn’t want to live in the middle of all of the exciting new development coming to St. Louis near Midtown? St. Louis University has been planning a new development which will add a ton of value to the areas around its campus. SLU has been recently announced that a developer has been chosen which means it is getting closer to breaking ground on the 850,000 square foot project. This dense, mixed-use development will include retail shopping, entertainment, restaurants, office space, hotel accommodations and residential housing.

The site itself is 14-acres and measures less than two miles away from the Cortex Innovation Community, a highly successful business hub. It sits adjacent to the new $550 million SSM Health St. Louis University Hospital and outpatient care center which is on track to open sometime in September 2020.

Over a billion dollars is being invested all of these major development efforts around the University’s campus and throughout Midtown near downtown St. Louis. A few other notable projects underway in the area include:

· The Armory District: Renovation of the historic armory building that will include creative office spaces, a micro-brewery and a coffee roaster.

· City Foundry STL: Adaptive reuse of the Century Electric Foundry complex featuring a 30,000 square foot food hall, retail space and entertainment venues.

· Element by Westin: New hotel that hosts 153 rooms and 10,000 square feet of ground-floor retail space.

· Steelcote Lofts: $8 million rehab of the Steelcote Manufacturing Co. building into a 33-unit loft apartment complex.

This St. Louis University project will also be a hub within the Chouteau Greenway, which is a series of trails for walking, bike riding or roller-skating that will run east to west from the Gateway Arch to Forest Park and north to south from Fairground Park to Tower Grove Park. There are also plans to eventually expand The Chouteau too.

This plan, along with all of the other development going on in the area seeks to encourage investment and growth in the city and surrounding neighborhoods. “It will be a great urban mixed-use project that will help connect the north and south (St. Louis University) campuses and help reinvigorate an area that has been a little bit underutilized for many years,” said Rob Lochner, vice president of development for the developer who is working on the project.

The development is said to begin when the SSM Health St. Louis University Hospital is finished. As of right now that is predicted for some time in September 2020. What does this mean for surrounding neighborhoods? In upcoming years, residents can expect their property values to increase as this project brings more and more innovation to the area.
